After about a year and a half of accelerating rates for declining home sales we are finally receiving evidence that the real estate market is turning the corner, at least in most areas within the US. The latest US Housing Numbers (released July 30, 2009) reported that the rate of declining home sales is decreasing at a lower rate and is on a path of actual overall growth by years end.

Possibly related is the fact that the majority of areas in the US are starting to see the values of their homes increase once again. This is a long time coming as many people have seem their home investment turn upside down, meaning the mortgage owed is more then the house is worth. So with the housing prices starting to rise it signifies hope that more homeowner will be above water again before long. This financial and emotional lift is actually just starting to improve overall morel, which bottomed in March of this year, and many feel will cause a chain reaction to remove the US out of recession quicker then originally forcasted.

Simultaneously the number of foreclosures is still increasing resulting in a surplus of foreclosure homes on the market for investors to choose from. Surprisingly there have been more then 1.5 million homes that received a foreclosure filing in the first half of 2009. Obviously at this juncture real estate investors can get a great deal on a foreclosed home, often 30%-40% less then the houses bare cost (building costs and land value), and feel secure with the investment as the price of non-foreclosure houses are increasing in value. So not only are foreclosure investors receiving a huge initial discount on a home they will start to benefit from property appreciation.

So if a house with a bare cost of $100,000 is foreclosed at 40% off ($60,000) and the street value of the house is 30% above it’s bare cost ($130,000), then the investor has the potential to more then double his money in a day ($70,000 profit in this example). Believe me it happens more then you think, although in most cases it’s more then a day to resell a house, as it typically needs a little TLC to make it appealing to the general public.

This method of obtaining deeply discounted houses, improving curb side appeal and flipping or renting will continue to be a great investment because the majority of home purchasers either doesn’t understand or don’t want to take the time to buy a much cheaper foreclosure home and make the minor cosmetic fixes themselves.

The government’s goal is to retrieve taxes owned and therefore they are unconcerned with the selling price. Here lies your opportunity! The government uses auctions and other means to offer these homes to those that are informed by being at the right place at the right time.

Auctioning off items on eBay has been acclaimed as one of the top ways to sell products and establish a rewarding work at home business. A few years ago it was quite easy to make money this way, however, over the years eBay has become over populated with sellers, making it even more challenging to find products that are not saturated on eBay and cheap enough to make a decent profit from. If you use Internet wholesalers, you have a disadvantage compared to other eBayer’s, because many receive quantity discounted pricing on merchandise that you would have to compete against.

Here is a tactic you can use to have a competitive advantage and be more profitable then long time eBayers. There are millions of items that the government acquires through various means such as repossessed items, defaulted taxes, unclaimed items, government surplus and bankruptcies, that they don’t want to keep in inventory. These items are sold either live at a local US or Canada government auction or online from a government web site. Since these items don’t bare a cost to the government, they are not focused on making a profit, so your product costs remain lower then your competitors.

By buying items that are sold at government auctions you are getting deeply discounted unique goods. Government auctions provide a wide choice of items that complement eBay including items like electronics, jewelry, office equipment, etc. Many of the items are offerered in lots or larger quantities which allows for a easier eBay set-up for the items. For example, the latest live government auction I attended an individual bought 11 ATM machines for $45 each which they sold for $467 each and another person bought 43 digital cameras for $600 that they later sold on eBay for 7 times that amount.

Now if you haven’t sold anything on eBay I would suggest going there and taking 10 minutes to Register an eBay Account and enter in a fake item for sale (it’s easy, follow eBay’s guidance). Of course you won’t actually list this item as it’s simply for practise. This will help you to understand how to auction off items on eBay and show you how painless it is.

Then go to the Government Auction Review Site below and check which government auction site(s) are the best options to locate government auctions and items listed at each (online and live auctions). Once you know the government auction site that will grant access to virtually unlimited merchandise for you to resale, then enlist with that site.

All you have to do now is search for government auction sale items online and/or visit a local live government auction. Then buy items amongst the many great deals and list them on eBay for a handsome profit. eBay’s world wide viewership now has access to view and purchase all of your products.

Congratulations, you have just consummated what will prove to be a very profitable work-from-home career.

To instantly set up a free eBay account visit Register eBay Account and to view reviews and ratings on the most critically acclaimed government surplus auction sites check out Government Surplus

Have you ever wondered what happens when someone does not pay their property taxes? Well if you know government officials then you know they are not going to give a slap on the wrist and say ‘that’s okay, but don’t let that happen again’. Rather the government has the power to foreclose homes and commercial property when taxes are not paid. It does sound like the ultimate nightmare for the homeowner but it is not bad at all. In fact as Alec Baldwin would say in one of his notorious movies, it’s a ‘win-win’ situation. Let me explain.

County governments hold what is referred to as ‘tax lien sale’ which is a public auction where people can bid on these tax sales in lieu of the property. What this means is the public is bidding on the debt of the homeowner. In exchange for buying this tax lien and paying off the homeowner’s debt, the homeowner will then pay the winner of the auction back, with interest, by the redemption date as predefined by the government. This redemption date can be a length of time between 6 months and 4 years.

Now here’s the catch for the homeowner. If they default on the loan terms then the lien purchaser (let’s assume that is you) has the right to foreclose and take title of the property. So it is a ‘win-win’ so long as the homeowner continues to pay you, as the lien certificate owner, all loan payments. For you it is a good way to make a high interest rate while helping someone from losing their home.

Being the shroud business person that you are, however, you would actual prefer that the homeowner defaults on the lien loan terms in order for you to take control of the property. Obviously the homeowner will do everything in their power to make sure the debt is paid off in full, however, because they were financially incapable of paying their taxes initially it is quite possible that their financial situation will not improve enough to pay off this loan.

Does that sound like a sound investment? Well listen to this! When a tax lien is not sold at the government auction, the redemption starting date becomes the date of that auction and by default the government reluctantly becomes the loaner. This was a common occurrence just a few years ago before the government leveraged Government Auctions Sites (like this website) to increase access and awareness of these tax properties auctions. Because of this there is a very large inventory of tax liens

What this means to you is that since the original owner did not pay the loan by the redemption date, you can foreclose and take ownership of the property immediately simply by paying off the defaulted taxes and penalties. Often this amount can be less then $1000 or $2000. So if the property is valued at $200,000, well you can see the extraordinary opportunity here. For more information on this virtually 0% risk, high return ‘expired liens’ investment visit Tax Lien Investor Secrets or to see a list of a local auctions in which these liens sales are available visit Government Auctions Site.

Tax lien sales differ from tax deed sales, which are government auction sales as well. These are like tax lien sales, except that the government is conducting a forced property sale and the winner of the auction will obtain immediate rights to the property. This is the nightmare scenario for the homeowner has by this time they have surrendered their house. Once this happens, the new owner will be clear of
These are just a couple of ways that someone can profit at government auctions. Tax lien sales and tax deed sales can be a life-saver, or a death-sentence for the homeowner. Either way, homeowners are given ample opportunity to pay their taxes, and failure to do so, creates a profitable opportunity for someone else.

As mentioned above for more information on property tax lien and deed opportunities go to Tax Lien Investor Secrets or to see a list of a local auctions where these are available visit Government Auctions Site.

Numerous media sources such as Investor newsletters, news networks such as CNBC and real estate investors all agree that there has never been a better opportunity in the last 40-50 years to buy real estate. That’s because foreclosure numbers are at all time highs bringing down the price of real estate and when combined with mortgage interest rates near all times lows creates a great bargain hunting environment.

Perhaps the best type of foreclosure for investors are Tax Sale Properties. The reason for this is because the local government requires tax payments to run the local communities so when someone defaults on their property taxes the government will sell the property to cover the tax owed. Imagine if the government is owned $1,000 in back taxes then so long as they make the amount when selling the house then they have met their requirement. Obviously there aren’t too many investments with this kind of return potential.

Please allow me to quickly explain the 3 types of Tax Sale Properties:

Tax Liens – this is where you receive a high interest rate for lending the property owner money so they can pay their overdue property taxes. If they default on your loan then you will receive title on the property.

Expired Tax Liens (also called Over the Counter Tax Liens) – this is when the property owner was unable to obtain a loan and the date has passed (called redemption date) in which all taxes and incurred penalties much be paid to the government. In order to retrieve the taxes owed, the government will take ownership and sell the home for the amount owed. These properties are available for you to take ownership immediately.

Tax Deeds – these are similar to expired tax liens except that instead of the property being sold at a set price, the property is sold at a government auction where the starting bid is typically the amount of taxes/penalties owned on that property. These properties are also available for you to take over immediately should you be the high bid at the auction.

Here is an example of a Tax Deed and Expired Tax Lien. These deals and thousands more are available at Tax Lien Investing:

Info at Tax Deed – $10,709

Info at Expired Tax Lien $4,750

So what’s the best way for you to take advantage of this?
First of all you need a list of the property tax sales available in your area. Secondly it would be useful to have some basic training to understand the steps involved in buying a tax property. Thirdly I would recommend a support line that you can call that specializes in tax sales that can answer all your questions and provide you specific advice as it relates to your situation.

With each membership, the team at Tax Lien Investing will provide:

- Access to lists of thousands of properties for all 3 types of tax sales. All the info you need to further pursue each property.

- Plenty of tax sale training (video and written) specific to your level

Did you know you can purchase a car and other vehicles for $300 simply by attending a US local government auction (I’ll explain the other $39.95 later).

Here’s what’s up! At most government auctions if a vehicle does not sell during the auction, it will be sold at the end of that auction for $300.

I first discovered this when I was checking some car listings on the Government Auctions site and noticed that with car after car listed, there was a note saying ‘If vehicle does not sell at auction can be bought after auction for $300′ in the not so noticeable ‘More Information’ area.

I did further research on this by calling a number of the auctions using the number provided on the Government Auctions site and to my surprise, because of the current recession, cars selling for $300 at these auctions has been increasing. In fact at some of the auctions there were actually more cars (in great condition) then people to buy them.

It does cost $39 at Government Auctions to get all the vehicle and auction listings plus all the other info that goes along with it. It’s worth it though as these auctions and cars are hard to locate (less competition), plus you’ll also find many items including car parts, foreclosed homes, jewelry, electronics, furniture, office equipment, etc. for pennies on the dollar.

So once you have selected the vehicle auctions you’ll be attending in your area from Government Auctions simply attend the auctions, check out, and bid on a vehicle or even better wait until the auction’s over and purchase any remaining vehicle for $300 (some auctions may have different policies on this).

You’ll find some really good deals there. I know, I bought my Beemer at one these auctions.

As I half heartily listen to CNBC news while I’m working I realize that the media is sensationalising the current credit and housing worries to the point that each report seems to have to outperform the previous on how gloomy the state of the financial world is in. It almost seems like it’s a competition about who can report the worst news. It’s no wonder people are panicking to get out of he stockmarkert. Don’t get sucked into this realm of negativity. Watch, soon some good news will come out and then they’ll all be competing on who can report the best news. Simultaniously the public’s attitude will turn from fear to hope, then to opportunity, all within a day or two.

I’m mentioning this because this doom and gloom scenario creates opportunity. When I was browsing through the Sale By Owner (FSBO) and foreclosures real estate postings on the top government auction site a couple of days ago, I couldn’t believe the astounding number of surprising low priced houses in nice rural areas that were listed. Many of these homes looked like something out of Home and Garden magazine. When browsing through this listing from lowest to highest price, after you get through some of the run down prefab houses and trailer parks, you’ll be impressed at how houses and properties improve drastically while their prices stay criminally low. By the way no offense if you rent or own a prefab house or live in a trailer park, actually if you choose to you could probably purchase or rent an upgrade without paying more then you currently are. In Government Auctions dot org you’ll find great real estate opportunities for less then buying a car, and we all know which will make the better investment. To see sample listings of what I’m talking about click NorthWest US Properties NorthEast US Properties, Central US Properties, SouthWest US Properties, or SouthEast US Properties according to what part of the US may be of interest.

You may be thinking to yourself ‘great but I don’t have money and getting a mortgage with the current credit crisis, I’ve heard, is impossible?’ If you want to borrow money to buy a boat or add an extension to your house then credit may be hard to come by, however, when you are offering to purchase a foreclosure property that a bank desperately wants to get off their books, well that’s different story. This ‘Mark to Market’ accounting you may of heard of could be a contributing factor to the credit crisis, but if you want to buy a foreclosed house Mark to Market accounting is your best friend. That’s because a house in pre-foreclosure or foreclosure is entered into their books at a very low intrinsic value, so any price the bank can get for it will free them of this understated asset, and turns a defaulted mortgage into another new loan. Bottom line is that with foreclosure properties being so discounted combined with banks needing home buyers more then ever, there has never been a better opportunity to invest in a good quality home at a great location.

As I said above to see sample listings of what I’m talking about click NorthWest US Properties NorthEast US Properties, Central US Properties, SouthWest US Properties, or SouthEast US Properties according to what part of the US may be of interest, or to go directly to the full listings click GovernmentAuctions.org.

Many people are either losing their homes to foreclosure or walking away because it doesn’t make sense for them to keep making expensive mortgage payments, when the house is worth less then the remaining mortgage. Currently 50% of home sales across the US are foreclosed homes. Although the real estate crisis is worrisome for homeowners, it is providing opportunities for families and investors.

If you look at any successful real estate investor, they have accumulated much of their wealth by buying when there was a downturn in the market. Donald Trump is a good example of someone who was buying up real estate real when everyone else was selling as illustrated in the quote. “When I first started out in Manhattan, everyone was saying what a terrible market it was, and if I’d listened to them, I would not be where I am today. There are always opportunities.” Donald Trump.

Many of the most successful real estate investors currently see this as an opportune time to buy real estate (Mr. Trump is in this list) and see pre-foreclosures as the greatest means in which to negotiate the best deals.

The great thing about buying a pre-foreclosed home is that you are dealing one-on-one with the owner and have a chance to ask questions and inspect the house. Since the bank has time to evaluate the property there is a higher probability of being granted a mortgage.

It is important to understand the surrounding community or macro aspects when purchasing a pre-foreclosed home. Here are some macro aspects to consider:

- Look around the neighborhood to see how many homes are being foreclosed. It’s best that the house you’re considering for purchase is the only one facing foreclosure. Obviously the more homes in forced sale, the more likely the properties will depreciate.

- Check with the local tenants to see what the rent levels are and whether they have been increasing or decreasing over the last little while.

- How strong is the economy at the town and county levels? Is the current employment rate growing or stagnating?

- Check with the local government to see of any upcoming infrastructure projects that will be taking place within 2-3 years. Projects such as new shopping malls, highways, train/subways lines, building permits for new businesses being established, new parks near the property, etc.

- Consider the age of the majority of the population within the community. If the majority of the local population is seniors that own homes, that could translate into an excess of future housing as they move into elderly care facilities.

If you do your due diligence and find positive answers to these questions when considering a pre-foreclosure then you can feel secure that it is a good community in which to invest. Successful real estate investors buy discounted properties at the right location at the right time.

I’m know you’re in tune to the worries of recession and the real estate crisis going on in the US. This has caused a flooding of foreclosures that is surpassing previous highs. Although you still see older foreclosed homes in run down areas, what’s different during this crisis is the quality of forclosed homes and neighborhoods they reside have drastically improved. Even some of the nice estates in wealthy neighborhoods can be found at government auctions for prices much lower than market value.

If you are considering buying a foreclosed home from a government auction then you couldn’t be lookin at a better time then now. Before you do though you should be aware of the advantages and disadvantages of buying foreclosures over using a realtor for a non-foreclosure property.

Here are some advantages to purchasing a foreclosed or pre-foreclosed home:

- Price is the number one reason to purchase a foreclosure.

- Many of the homes are in great condition for what you pay.

- Many more different types of homes to choose from then in the past.

- No Realtors to have to go through or agency fees to pay (although you should still get advice from someone who knows something about real estate).

- Insurance is optional. Results in additional monthly savings.

- Great investment opportunity (i.e. rent out or flip that house)

- Not as risky as stock investing, plus you will own something of physical worth.

Disadvantages:

- Borrowing money may be more difficult, unless you have strong credit.

- You need to be aware of any existing liens, judgements, or unpaid taxes still on the property.

The most important thing is to make sure that the home you’re interested in is clear of all liens. You should also find out in advance what payment options the government auction will allow, and if required have your bank loan in place ahead of time. Make sure you have some decent cash saved up just in case, just as you would for purchasing a house through an agency.

Government auctions happen everying held every week throughout North America. You can locate detailed information regarding auctions on the web. Some sites will even show you previews of the houses that will be available at the upcoming auctions. Buying an estate through a government auction could be very fulfilling, but as I already mentioned do your homework. You may want to watch the bidding only at first visit to a government auction. You should be acquainted with how government auctions work before finally deciding to buy your own home.

by Julia Wilson

Most people in the US are aware of the current real estate crisis and the unsettling fact that many people are losing their homes to foreclosure. Before a home is in the process of becoming foreclosed, it is in the pre-foreclosure stage. The pre-foreclosure period can last anywhere from a few weeks to a few months, and is considered by many real estate investors as the absolute best time in which to negotiate the purchase of a home.

Many of the ‘for sale by owner’ signs that you see are from owners that are in pre-foreclosure. The bank usually allows the homeowner time in which to try and sell their home before it is foreclosed. This is common because the bank is not in the real estate business and would prefer the current owner sell the home to cut their losses rather then having to seize the home themselves.

Here are many advantages to buying a pre-foreclosed home from a homeowner rather than bidding on a foreclosed home at an auction:

- Pre-foreclosed homes are often sold for less than foreclosed homes. To avoid credit problems a homeowner is motivated to sell their home before the bank takes possesion.

- Since you won’t be at an auction, you will be given more time to talk to the home owner about any questions you may have concerning the house.

- Because the masses are more aware of where and when the government auctions are happening there are not as many investors competing for a pre-foreclosure property.

- More time to consider your finances before making the decision to purchase a home.

- Auctions can be either overwhelming or lead to egotistical or emotional decisions.

- Less risk of potential problems because you can get a good look at the house ahead of time, and have it professionally inspected.

- You will be allowed to make a low down payment on a pre-foreclosed house. This is not the case at a foreclosure auction.

Always check to make sure that the pre-foreclosed home you’re interested in has no liens or judgements against it. You should also bring along someone to inspect the home for you so you’ll know of any problems. The risks in purchasing a pre-foreclosed home are similar to purchasing a home the traditional way, only a lot less expensive.
