Numerous media sources such as Investor newsletters, news networks such as CNBC and real estate investors all agree that there has never been a better opportunity in the last 40-50 years to buy real estate. That’s because foreclosure numbers are at all time highs bringing down the price of real estate and when combined with mortgage interest rates near all times lows creates a great bargain hunting environment.

Perhaps the best type of foreclosure for investors are Tax Sale Properties. The reason for this is because the local government requires tax payments to run the local communities so when someone defaults on their property taxes the government will sell the property to cover the tax owed. Imagine if the government is owned $1,000 in back taxes then so long as they make the amount when selling the house then they have met their requirement. Obviously there aren’t too many investments with this kind of return potential.

Please allow me to quickly explain the 3 types of Tax Sale Properties:

Tax Liens – this is where you receive a high interest rate for lending the property owner money so they can pay their overdue property taxes. If they default on your loan then you will receive title on the property.

Expired Tax Liens (also called Over the Counter Tax Liens) – this is when the property owner was unable to obtain a loan and the date has passed (called redemption date) in which all taxes and incurred penalties much be paid to the government. In order to retrieve the taxes owed, the government will take ownership and sell the home for the amount owed. These properties are available for you to take ownership immediately.

Tax Deeds – these are similar to expired tax liens except that instead of the property being sold at a set price, the property is sold at a government auction where the starting bid is typically the amount of taxes/penalties owned on that property. These properties are also available for you to take over immediately should you be the high bid at the auction.

Here is an example of a Tax Deed and Expired Tax Lien. These deals and thousands more are available at Tax Lien Investing:

Info at Tax Deed – $10,709

Info at Expired Tax Lien $4,750

So what’s the best way for you to take advantage of this?
First of all you need a list of the property tax sales available in your area. Secondly it would be useful to have some basic training to understand the steps involved in buying a tax property. Thirdly I would recommend a support line that you can call that specializes in tax sales that can answer all your questions and provide you specific advice as it relates to your situation.

With each membership, the team at Tax Lien Investing will provide:

- Access to lists of thousands of properties for all 3 types of tax sales. All the info you need to further pursue each property.

- Plenty of tax sale training (video and written) specific to your level

- Phone support to answer your questions and explain the process

- One on one support to guide you through the process, suggest shortcuts and warn of costly mistakes to avoid

The Tax Lien Investor team is a knowledgeable friendly group, who enjoy this business and helping others succeed (you may of noticed that this is rare with the Internet).

For more information on Expired Tax Liens check out this article Expired Tax Lien Sale Properties.

Seized and abandoned properties as well as government surpluses are offered to the public through government auctions. There are many government auctions being held across the country every single week. The deals you’ll find here are unprecedented and could be used for personal investing or to start a business.

Government surplus items sold at auctions come from all levels of government. Sometimes the government will purchase too much equipment and they will liquidate the excess at the auctions.

Quite often many of the government auction items come from businesses declaring bankruptcy. These items can be virtually anything from existing inventory to general assets including furniture, equipment, jewellery, antique items, fur coats, computers, etc.

Government auctions include seized properties which are made up of bank foreclosures, bankrupt commercial businesses, properties owned by convicted criminals, etc. Police often seize property if the owner is sentenced for a crime or if the property was used for a crime. The government also seizes the homes of the owners who are unable to keep up with their mortgage payments.

There are many causes as to why a property could be declared abandoned including the owner leaving the property (usually because of property taxes, mortgage default or simply because the property is valued at less then his current mortgage), or the owner dies but there isn’t any living family members on record.

So how can you attend government auctions? You can find out where and when they will be held in your area by searching the Internet. There are numerous government auction membership sites that will offer you details on the abandoned/seized properties, and government surplus items that will be offered in your area.

To determine which sites are legitimate it is highly recommended that you visit a government auction review site beforehand. This will educate you on which sites provide the most opportunities that government auctions can provide.

The government offers many surplus items as well as abandoned and seized properties at government auctions. The bidding starts low and there isn’ any reserve. Government and police auctions are being held regularly in every state and province.

The abandoned and seized properties offered at government auctions come from many sources including indicted criminals, foreclosures and deaths. After checking to make sure that an abandoned property doesn’t have any other living inheritors, the government will officially declare them “abandoned”.

Many other items, besides cars and propertes, are also sold at public government auctions that come from government surpluses. Government surplus items can come from all levels of government.
Sometimes the government will purchases more of an item than they need and sell the excess at auctions. Often computers and other equipment will be upgraded and the government will sell the old equipment at the auctions.

People all across the country are finding that purchasing surplus items, seized and abandoned property, and cars at government auctions can bring them a generous profit. They can resell the items for a profit. Some entrepreneurs even do it as a full time business. Imagine buying land, cars, computers, and jewellery for factions of their cost and then reselling them on eBay or other means.

You can read government auction reviews on the Internet to find the best resources for government auctions. Find out when upcoming government auctions and police auctions are going to be in your area and get a head start!

If you’re interested in purchasing a seized car or property, there are a few advantages at a government auction over purchasing from a dealership or realtor:

The main advantage is the great value you receive with cars and properties prices well under market value

No aggresive sales people

No middle man so you pocket the incremental savings

Purchasing from a motivated seller who has a zero cost basis, so they will take whatever the auctions provides.

Whether it’s a new home, land, car, jewelry, computers, furniture, office equipment, or antiques that you want, you’ll find it all for very low prices at government auctions! Keep it all for yourself or start your own business and resell everything. The possibilities are endless!

Seized property offered through government auctions and police auctions are a bargain hunters dream. The wide range of new and used merchandise sold is astounding, and the prices are as low as 10% of market value!

What is seized property? Most states have “seizure laws” in place. These laws allow law enforcement agencies to seize property that was used to commit a crime, such as a car or truck used to transport stolen goods or illegal drugs, as well as any real property that was bought with money acquired from the commission of a crime.

If a criminal uses the money he acquires from his crime to buy a car, truck, boat, even a house, they fall under the “seizure law” and will be confiscated. Jewelry, computers, cameras, art all can be seized.

The numbers and types of seized property that is sold through government auctions is mind-boggling. You can buy cars and trucks, boats, antiques, jewelry, office equipment, even aircraft. And they can be had for mere pennies on the dollar.

These auction goods can also be merchandise that was seized by Customs. The seizure might be for smuggling, or improper importation, even failure to pay import duties or taxes. The US Customs agency often seizes entire cargo containers full of property. Many times, these consist of brand new merchandise that was originally intended for retail store sale, and are now being liquidated through a government auction.

Government auctions and police auctions are held by hundreds of individual agencies, from federal government agencies like US Customs, the IRS, FBI, and DEA, down to your local city government and municipal sheriffs departments. Each agency conducts it’s own auctions, some online, some at specific locations.

How would you actually find all these seized property auction treasures? You can look through individual listings, but since each agency holds it’s own auctions, and change daily, you will miss most of them. A much better alternative is to join a government auction membership site that compiles all those listings together in one place. Since membership sites vary in cost and features, you will want to check out reviews such as those found at Government Auction Site Reviews.

Seized property auctions are vast treasure troves of merchandise. If you are willing to put in a little time browsing through them, you will find literally thousands of “deals of a lifetime” on just about anything in the world!

How would you like to receive great deals on a new vehicle, house, jewellery, furniture, or electronics? You can find good deals on all of them if you participate in government auctions! Due to foreclosures, repossessions, and surpluses, the government will often offer bidding on these items at government auctions.

Imagine how nice it would be to purchase a decent car for as low as $100! Due to the current housing crisis in the United States, more homes than ever are being sold for very low prices at government auctions. Just think for a moment; your dream home could be being sold at a government auction right this minute for as low as 90% off its original price! If you’re a small business owner, you can find many office supplies at government auctions as well. You can even earn money yourself by purchasing these items at amazingly low prices and selling them for more!

These government auctions are held all over the country, yet many people don’t even know about them. Even though the events aren’t always advertised, the general public is sometimes invited. Car dealers and small business owners will often attend them for good deals. If you are interested in participating in a government auction, you may find information about them in your local newspaper or by calling around all the meeting places in your town.

Or, if you prefer not to leave your seat, you can find government auction items on the Internet! The government will oftentimes put government auction items on the Internet and will allow the general public to place their bids electronically. There are many, many government auction sites on the web that claim to offer repossessed and surplus items for very low costs. A google search for “government auctions” will bring nearly 2,500,000 hits!

Unfortunately though, many are scams. Many government auction sites will take your money for a “membership fee” and will provide you with nothing more than expired and outdated auctions. Some legitimate sites may charge a membership fee as well, but they will keep their word and deliver real auctions for you to bid on.

So how do you sort out the legitimate online government auctions from the bad? Thankfully there are sites that provide legitimate government auction reviews. These government auction review sites offer unbiased and professional reviews of government auctions. The professionals who do government auction reviews know the ins and outs of government auctions and are up to date.

Web sites with government auction reviews obtain information about legitimate government auction items, dates, times, and locations. The government auctions are evaluated by certain criteria:

- the quantity of listings and how up to date they are

- the range of sources used

- ability to find required item

- how applicable is the data

- value of membership

The professionals running the government auction review sites have put a lot of time and effort in to their research. You will get a head start over other government auction bidders by visiting a government auction review site to find out the best places to bid. You won’t have to worry about being scammed and let down by the fraudulent sites thanks to the hard work others have put into their research. It will make government auction bidding a lot easier on you by visiting and reading the information provided on government auction review sites!
